FAQ

Are there any pre-requisites to be coming a resident?

At the time of entry, incoming residents must be 55 years of age or more, and all prospective residents must be able to cope with day-to-day living in their selected accommodation. There is no requirement to be fully retired from work to become a resident.

What type of accommodation do you offer?

Accommodation ranges from 1, 2 and 3 bedroom independent living apartments as well as studio and serviced apartments.

How does one apply for residence in the Village?

Initially, this simply involves an interview, filling in a ‘letter of intention’ for your selected accommodation and paying a holding deposit of $1000, which is held by our solicitors trust account and fully refundable if you are unable to proceed. This provides priority to you for 14 days.

We recommend you discuss the documentation with a solicitor of your choice prior to signing and exchanging agreements. At the time the agreements are exchanged, you will be required to pay the balance of 5% of the capital contribution on your selected accommodation to our solicitors trust account, as well as our solicitors fee, which includes stamp duty and other disbursements. Contracts are normally exchanged within 14 days of the documents reaching your solicitor.

Sometimes the agreement can be made subject to the sale of your existing home, and any deposit paid by you to the trust account is fully refundable should you be unable to sell your home in accordance with the terms of the agreement. Only the legal costs and expended disbursements are non-refundable once contracts have been exchanged.

Who actually owns the village? What assurance will I have that the owner’s sponsorship will continue?

Each village is privately owned and is part of the Baldwin Care Group of Retirement Villages. The management team at Baldwin Care Group are genuinely committed long-term to serving the needs of Australia’s ageing population, an experienced and well respected provider for over 30 years.

How can I be sure that the standard of facilities, and care and support services provided, will not diminish over time?

One of the main benefits of a lifetime lease, as opposed to other types of security of tenure, is that the Lessor retains ownership of the village and therefore a prime interest in ensuring that the reputation of the village’s facilities and services is always maintained at the highest possible standard.

Residents’ rights and interests are also protected by the Retirement Village Act.

Can I have friends and family come to stay?

Yes, your friends and family are welcome to stay with you in your apartments. There is no requirement to notify in writing in the case of overnight or short stay guests over the age of 18 years. However, residents should informally notify reception in the case of short stay guests to avoid concern if a non-resident is entering the premises. Visitors will be welcome to use the village’s facilities; however they will have to be accompanied by a resident.

Are pets welcome?

Where can I park my car?

Residents wishing to park their car in the village can separately license a car space, carport or garage, where these facilities are available. Parking spaces for visitors are also provided within the village but these are not intended for long term use by a resident. The license fee is refundable after notice, as specified in the license, that the car accommodation is no longer required.

What inclusions are there in the particular residence in which I am interested? Who is responsible for maintaining these items in good order and condition?

A list of inclusions, as inspected, is provided in the Agreement. Residents are responsible for maintaining these items in good order and condition. Any electrical appliance in the Agreement will be replaced by the Village at the end of its useful life with another appliance in good working order.

What ongoing care is available to residents?

One of our key objectives is to ensure that, wherever possible, residents spend their lives in a normal, healthy, independent environment. The village offers a range of care and support services to assist residents maintain their independence for as long as possible. Optional services available to residents include the provision of meals, laundry services and cleaning of units and apartments.

All dwellings are equipped with a medical emergency call system which is monitored.

Does a prospective resident have to supply a medical certificate or report to certify her/his ability to live independently?

Yes. We will send you a simple medical certificate, which must be completed by your doctor and forwarded to the Village Manager in confidence. This certificate asks whether or not you are currently able to cope with day-to-day living in your selected accommodation.
